Underwriters Laboratories (UL) a third party, determines the impact resistance ratings for shingles across all manufactures and lines of shingles. There's nothing inherently wrong with the class III other contractors are offering. However, nearly every monsoon season hail effects some part of the valley. If you have Class IV no only will your roof be more resilient to hail but your homeowners insurance may even offer you a discount on your annual premiums as your roof is tougher and less likely going to sustain damage in such a storm. As asphalt shingles age and are exposed to the elements, they begin to lose their granules. You may notice a pile of granules on the ground or by the gutter downspout after a heavy rain or hail storm. Over time, the roof will appear to have a "shine" we like to call cob webs. This is actually the fiberglass being exposed and is an indicator it's time to be replaced.

When it comes to storm damage there is either short or long term damage. If the wind removes shingles or the roof, it’s immediate damage and obvious to the residents. Hail damage is what we refer to as long term damage and difficult to see from the ground. This damage actually shortens the life of the roof without causing any immediate leaks or issues. When a roof may have still have 5 or 10 more years left the hail damage can shorten it to 2 or 3. Laminate architectural shingles may also be deemed irreparable if it is of certain age or will not pass brittle ore reparability test or Itel report. Itel report being a 3 party investigation in to being able to match or find said shingle.
For Hail most insurance carriers look for a determined number of hail hits within a square or 10’x10’ area when it comes to hail. The number can range from 5 to 10 hits. Along with that collateral evidence such as splatter marks on the HVAC, Dish or other metal penetrations is key to knowing when it happened. Despite these guidelines it can sometime be arbitrary from adjuster to adjuster which is why we recommend having a trusted contractor on site when they do their initial inspection to point out the damage.

Most investment properties have discontinued 3 tab shingles that even if the damage is minimal may qualify for complete replacement due to availability and repairability. Without the knowledge of this some property owners move forward with a cheap patch that is not proper and will then negate being able to get it to qualify for replacement. Mitigation however is acceptable which is where we temporarily tarp or otherwise repair until it can be seen by adjuster and can offer.
